Rent money is dispersed to the owner or owners bank accounts between the 10th and 15th of each month following collection and funds clearing the bank. Your Rental Connection inspects property periodically after the tenants move in and our contractors are instructed to make visual inspection on the property each time they visit for maintenance. We also make annual inspections at the time of lease renewals
Your Rental Connection offers to each owner having their rental property video taped each time prior to a new tenant moving in and out for a nominal charge. This documents the condition of the property prior to a move-in and avoids any dispute on a claim on security deposit upon the move-out.
It the rent on a property has not been received by the 5th day of the month, immediate contact is made with the tenant advising them of their delinquency. If within a couple of days the rent still has not been received, Your Rental Connection posts a 3-Day Notice for Payment of Rent or Vacate. When the 3 days have past with no rent received, appropriate papers are filed with the Clerk of the Courts and eviction procedure commences. The eviction process will typically take about 20 days from this point. If the tenant contests the eviction, it may take a short time longer. It is important to understand that no 2 evictions are alike and the cost may vary.
